Financialy solvable is 50% of the equasion, they also need not to have poursuites etc on their back, which may be the case if an archtect is renting a studio apartement.

As for getting a lawyer, go ahead, but once the artillery is used up there's not much else left. Try to discuss and put your point across, the gerance knows the law far beter than any of us, they may try it on, but that's not unique to Switzerland, but if you have a basic knowledge of the laws they will soon back off.
