Seeking Apartments in Baar/Zug [NL presently]

Goodmorning to all,

I will come to Baar on 18/19/20th November to look for housing as of 1st of December or 1st of January. We (my wife, daugther and self) would appreciate suggestions for a two bedroom house or apartment in the vicinity of Baar/Zug where pets (1 dog) are welcome. The price should not (much) exceed CHF2500, a nice view would add to our interest. The more viewings we can arrange, the better it would be.

I would recommend checking http://www.comparis.ch/immobilien/ma...tz/result.aspx
You can choose English and search all available properties for rent.
There are many currently available in Baar/Zug as of this and next month.
So look at the pictures and see what suits you and your family best.

Be careful when you look at apartments that have that new flooring, that is thin laminate to look like wood parquet. It is very easy to scratch and can not be repaired. This will be costly when you move out. They seem to have it all over the rental apartments in Zug.

I find Baar more quiet then Zug. It is a bedroom community. If you see something you like you need to act quickly. I imagine you know that the open apartment rate in Zug is less than 1percent.

Older apartments are cheaper - even in the center of Zug, but you also may have haus frau watching your every transgression. It is really my advice is to try and meet your neighbors before you sign a lease.

Things are strict in the lease and the house rules in Zug. If it says no washing or NO NOISE after 10, then be very careful about even flushing your toilet. They are very exact on what the rules are. Try to meet the concierge of the building if you can.

Zug is a wonderful place to live, (remember it is quite small) but it is very well located to luzern and to Zurich.

The apartment to rent on Chamerstrasse looks to have a view and would be close to bike, bus to the train station in Zug. It appears back from the road and it across from the park and the lake front which is very nice.

(just do not expect a lot from the Regies in Zug, and do not believe what they tell you if it is not written in the lease)

MrMert,

Thanks again for your tips. I subscribed to the email service of comparis.ch and hope to be quick enough when new property is added. It is quite awkward not being in the neighbourhood. We already have some appointments on the days we will be in Baar, but must take into account that these properties may be rented already before we arrive...

How strict are the lessors about the permits? As I will start my job on December 1st, I don't expect the permit any sooner.

You can not rent without a permit. You can have a relocation person with your company or the HR manager call the agent, and that can assist you.

I don't think your budget will get you a house in Zug/Baar, it's an expensive area due to the low taxes, and supply can't cope with demand, so you'd be looking at apartments. If you want a house, throw your net a little wider (I live just over the border in Kt Zurich), and the choice of property on offer for that budget is much greater, and the cheaper rents more than covers any addtional tax my wife pays.

She can get to Zug banhof in 12 minutes by train, and there is way less traffic so if we drive door to door (Landis & Gyr strasse) is about 20 minutes.

www.homegate.ch or www.immoscout.ch will be your best bets.

The Chamerstrasse apt is cheap for a reason, it's right on the main rail line for S and inter regional trains, and on one of the busiest roads in Zug. I have firends who lived in the next building and they lasted 6 months before the noise got too much.

For the permit, were accepted for our apartment before my wife's permit came through, we simply had to provide a copy of her employment contract, and a copy of the permit when it came through, this was the same for opening the bank accounts.

are a bit more local in nature:

These are useful tips again! Thanks, Papa Goose! We will stay well away from the Chamerstrasse! And thanks for your reassuring words on the permits!

In which town or postcode zone are you in Kt. Zürich, Papa Goose? (How many kilometers away from Zug/Baar?) I'd like to know for reasons of search criteria. Thanks!

The permits are handled by your company, that is why I said they can facilitate you when you want to rent. The thing is you need to get agreement from someone you want to rent from.

Regarding Chamerstrasse -Perhaps go and take a look at the buiilding when you are in Zug. Maybe Papagoose knows this building, I do not. I do know Chamerstrasse and there was an apartment there across from the lake that my wife and I tried to buy. In the building garage I have never seen so many ferraris! UBS president had an apartment next to the one we wanted to buy and he in fact bought the one we were interested in so he could expand his. (it was a highest bid real estate transaction) We decided we wanted an apartment with a lake view.

Chamerstrasse is busy, no doubt, but it is also convenient. Some Apartments are further away from the noise then others.

We know Zug very well and have lived in 4 different areas over the past years. Perhaps we can meet up when you finally relocate for a drink!

A comment about the noise part discussed by PG and Mert: before i moved to my current flat (which is about 80 m above the Zug Lake level, on the foothills of Blasenberg/Zugerberg), I exclaimed how quiet and tranquil it is. But the guy who was letting it out to me warned me that somewhat counter-intuitively, because it is so quiet, you get to hear each passing car/bus loudly, that used to bother him and could bother light sleepers. In a busier area, the constant drone of traffic makes the ear less sensitive to sporadic sounds.

Train is obviously a different level of sound, though.

Cycling is much nicer in and around Zug as compared to say Zurich, if you plan on doing that.

Hi Marcel

My husband and I have just moved to Switzerland and are living in an apartment in Walchwil, which is 8km from Zug, along the lake. It is very beautiful, quiet (but not dead) and has a good train/bus service to Zug, Zurich etc

I think that you get a bit more for your money here (CHF1800-2000 for 100 metres sq.) and one English lady I have met is moving back here from Zug, having lived here a few ago as she says that this is the most beautiful spot that she knows, and she has been in Switzerland for 15 years or so. Also, I would say that most of the apartments have stunning views of the lake and mountains (Mt Rigi is directly opposite our flat, across the lake) - breathtaking. A word of advice that I was given - stay on this side of the lake as it gets the sun all day whilst those towns on the other side get very little sun as they are in the shadow of the mountains! (eg, Kussnacht)

I have a 3 rom apartment apartment in Unterägeri, which is about 10 mins from Zug with regular bus service. I have posted it on the forum if you want to take a look.
When I first came over my company were really good and provided a small furnished apartment for 2 months so I could look around the area and decide where I wanted to live. This could be something you could think of if you do not find something on this visit. It is not always a simple job to find the right one and you do not want to rush into getting 'just something'.

As a fellow dutchman I can really recommend unterageri/oberageri, these are beautiful towns, definately a step up from Zug and at least two steps from Baar
