===The Flat===The flat has an area of 116 square metres and benefits from a communal balcony with southwesterly panoramic view of the lake. The communal living space combines a large living/dining room with access to the balcony and views of the lake. The living room is currently provided with a 42in flatscreen TV, DVD player, Cablecom box, Wii, XBox 360 and media PC. Additionally we have a small office with two desks complete with reclining office chairs and 20 Mb wireless connection. A virtual tour of the flat is available for public viewing.
We have one main bathroom including bath/full-height shower and toilet in addition to a separate full-height shower and a separate toilet.
The fitted kitchen is compact and spacious enough to readily accommodate 3 people simultaneously. The Kitchen facilities include:

• Microwave/rotisserie,
• Oven/Grill,
• Dishwasher,
• and a large Fridge-Freezer.

We also benefit from free access to the communal washing facilities.
===The Room===The room has an approximate area of 8 square metres and is supplied furnished. Furnishings include:

• Bedframe and mattress,
• Chest of drawers,
• Bedside table,
• Bedside lamp.

A shower is also provided for the tenant.

Some communal wardrobe space is also available.
===Rent and Bills===The rent is 1000 CHF/month plus an equal share of the monthly bills totalling ~150 CHF/month. We currently have no need for a parking space however it is possible to arrange for one with the letting agency.
===Commuting and Public Transport Links===The flat is approximately 10 minutes walk from Lausanne Gare (5 mins via bus). The nearest bus stop is Cédres and both the M1 (Délice, Lausanne Gare) and M2 (Bourdonnette) are easily accessible via a short bus journy.
===Current Tenants===You'll be joining two young anglophone professionals with a relaxed attitude who enjoy socialising, snowboarding, running, etc. and are looking for a fun and easygoing flatmate.

Sorry I dont mean to ruin your advert, I just have a comment...

it looks quite expensive 1000chf+bills, especially when the room is so small!

From the drawing we can clearly see that the 2 other rooms are much bigger...

Looks like to me the "new flatmate" will "equally share the total rent" and yet get the tiny room...

I've seen this many times in Scotland!

Thanks for the comment. The price reflects a number of things you seem to have overlooked:

• The tenant gets exclusive use of the second shower room (basin included).
• All bedroom furnishings are included.
• The spacious living areas are also furnished.

These are all room-specific of course, there are other benefits such as no set washing day, free washing, proximity to transport links and views of the lake.

You should also note that the drawing is not technical and therefore not necessarily to scale.

Let's at least agree that it's a well-done publishing job.
