I am nearly 30 year old, I have lived many years in flatshares or on my own in rented properties.

I am very respectful for the properties I rent-

I am new in Switzerland, and in Lausanne. I look for:

• A flat, 2, 3 rooms in the city center
• Ideally near Lausanne Chauderon or Chemin de Boston
• Eventually a studio (?)
• Furnished
• Rent will obviously depend on the location, quality, etc...
• I am also open to flatshares waiting for a nice property to rent

I can provide references and garantees, if requested.

Please reply, ideally with pictures of the property!

What do you think of the price, it looks pricey to me, especially with all additional costs (charges, bills...). Plus I am quite sure they'll be some extra like council tax or something!!

Back from the viewing.

It was...INSANE!
The flat is beautiful, spacious, etc... it definitely worth the price.

Although I visited like 5 minutes because they were more than 15 different people in the little 5 minutes I spent there!

Basically every 30secondes the buzzer was ringing, and new people coming in!!!

The list of interested people was already filled with 20 or more names, and it was the first day of the viewings...

Insane!!

That probably isn't possible, but if any of those 20+ people on the interested list knows someone or knows someone who knows someone who works in the rental agency, then they'll probably get it. Welcome to the insanity involved in getting an apartment in Lausanne. I wish you all the best, and I'm sure that you'll learn a lot about the system in the next few weeks and get completely tired of looking. Good luck with finding a place! And sorry for being so pessimistic.

I understand anyway, and I see the situation in this city/town is very...insane.

I asked colleagues if they knew anyone from that agency but no luck.

it's also dumb because you have 3 layers of people: the guy making the visit. Then you need to apply the agency. Then the agency will send files to the landlord....tss
are the swiss landlords scared to get involved or what, haha!

Or the flats already gone for long, as per a few calls I made... Then remove the advert idiots!!

I visited nice flats and studios, but as someone said here, it seems a bit... dodgey as how they allocate flats to people...

I was told to bribe the people with the equivalent of 1/2 or 1 month rent...

Little Weekly update, just in case someone knows flats available...

Like I was told, it's a ridiculous situation regarding flat availability and tenancy agreement in Lausanne.

I was told at many occasions that the current tenants got the flat by "knowing someone", and it seems to be really true.

9 visits, 9 applications, 9 kicked

2 in progres, but 1 I clearly understood it will be given to someone who was during the visit and admited he "knew someone" from the agency...

I went to the agency and I think my application will be processed...in the bin.

End of week update:

Been visiting agency X who told me I can only apply to 1 flat at the time...
Of course I learned from the visit that this flat has been obtained because the girl "new someone" in the agency.

And I could see from visiting the agency, and the welcome I received, that my application will be processed with HIGH priority, directly to the bin.


Right now, I browsed most websites, and visited all flats I could find, suitable for me.


I am thinking if there's an alternative that I am omitting such as "a local newspaper with loads of rare adverts, not available on internet"?

Anyone in Lausanne knows such thing?


What a con to have come here though, especially if I knew I would have negociated some "flat hunters"...

I feel your pain!! It's a nightmare finding housing in Lausanne and the agencies are overwhelmed with requests so not always very friendly...

At the risk of sounding pedantic, do you have all the standard documents they ask for with the application to hand? e.g. extrait de l'office des poursuites, last three months' salary statements, etc.

Add to these a personal covering letter describing your urgent situation and your stellar qualities as a tenant, plus a written reference from your employer.

When I was looking, the agency called my previous estate agent and asked whether I was a good tenant - they inadvertently included their page of notes in a stack of documents "C'est une locataire sans histoires, tranquille..."

If you can manage it, get a full application in with more than one agency so that they have you and your documents on record. Some are just complete deadbeats.

I'm afraid I don't know of any secret sources, but you might check out Les Retraites Populaires (they claim to have the largest real estate holdings in the Canton).

As a last resort, friends of mine have found apartments by dropping notes in all the mail boxes of buildings they like, saying they are looking and could the current tenants please notify them if there is any movement in the building. Sounds crazy, but it can work out if someone needs to break their lease early.

Yes I do have all docs necessary, and have an average salary (more than 5000chf bruts)
No pets, no smocker, etc...

I do provide a "covering letter", along with my applications. Sometimes I really think I should also provide an "enveloppe" with 500CHF, to avoid the BIN. Although it will be useless because they will rent to their "acquaintances"
I'll for new newspaper...

But you are right, good idea: i'll print some nice papers and go and post them on most flat entrances.

Just in case I'll put a special email, I don't want to get caught and fined for "pollution" or "illegal posting", you never know!!!!

You can place a free ad in all the Migros and Coop near by (and remember to update them weekly till you find something). Sometimes its the easiest way to find. Also you can try this website : http://www.24heures.ch/ , they have some good ads.
