2.5 room roof apartment, Zürich Oerlikon, July 2007

I’ve decided to give up my apartment in Zürich Oerlikon to move in with a friend.

It’s a lovely sunny attic apartment close to the centre of Zürich Oerlikon available from mid July 2007.
  • 2.5 rooms, 5th floor (with lift), Schwamendingenstr. 15.
  • 2 Balconies.
  • Double glazing.
  • Open fire place (Cheminée).
  • Central heating.
  • Large, open, beamed living room.
  • Separate good sized kitchen with new oven & dishwasher.
  • New parkett flooring.
  • Cellar storage space & some storage space in apartment.
  • Washing machine, dryer and hanging space in cellar with flexible use (including Sundays!) - no fixed rota.
  • Small building (1 apartment per floor, easy-going neighbours)
  • Situated very close to central shopping area in Oerlikon with amenities and excellent transport links close by:
    • Coop City, Tschibo, large Migros, Migros DIY, Interdisount, Post Office etc (all within 3-5 minutes walk)
    • Many other shops, restaurants, banks and outdoor market.
    • Bahnhof Zürich Oerlikon 5 minute walk.
      • 2 stops / 7min from Zürich Hauptbahnhof.
      • S2, 5, 6, 7, 8, 14, 16 and some mainline trains.
    • Trams 10, 11, 14 and many buses all within 2-5 minutes walk.
    • Direct trains to Basel, Winterthur, Schaffhausen, Zug, Luzern, Zürich Airport.
    • Hallenstadion, Messe, 50m indoor swimming pool, velodrome & ice rink nearby, close to Züriberg walking trails and Vita par Course.

You've given us the length of the local swimming pool , but not the size of the apartment....sqm ?

That's 1 bedroom (the other 1.5 rooms is referring to the large living room).

However, there's also an upstairs 'bit' (not sure it counts as a mezzanine) up a ladder (on top of the kitchen/bathroom) where I have a double futon and have used as a guest bed. Not standing room and not really what you'd call living space though...

That's because honestly I don't know! I scoured my contract and paperwork etc. but can't find the sqm quoted anywhere, and didn't want to just take a wild guess and be wrong... false advertising and all that... But since you ask my guess would be ca. 70sqm (comparing it with other apartments I've lived in where the sqm was quoted on the paperwork!).

No, it's 2 rooms. You can do what you wish with these rooms. Be it lounge, dining or bedrooms etc..

This is the standard way of describing apartments in CH. Where there's a 0.5 to the number, it just means that there's either extra small place or one of the rooms are slightly bigger.

I thought the 0.5 described a large open plan lounge diner? so a 2.5 room apartment would be 1 bedroom with open plan living room big enough to fit a dining table? a 2 room apartment would be a 1 bedroom apartment with single living room

my apartment is 3.5 rooms, 2 bedrooms and a large open plan lounge/diner

Is this not the case?

Yes it could be the case for a 2.5. But it could also be that you have two normal sized rooms and a reasonable sized entrance hall (another example).

The 0.5 rooms is just extra space tacked on. It could be connected to an existing room or it could be a small stand-alone space..

It's hard to say sometimes as there seems to be varying ways of calculating apartment features. I've been to a place with a larger than normal sized kitchen and they included that in the number of rooms so this 3-room place had 2 rooms that you could use and a big kitchen which you can't make into a lounge, dining nor study (not really for me). But this was an exception.

What bugs me the most is when they give the floor space for the kitchen. It's never clear whether it's wall-to-wall or standing room. I don't know if there are actual guidelines, but most people don't follow them. So until you see a place, you don't always know what you'll get. That's my rule of thumb.

I am very interrested in your apartment, how can I contact you and see it? On the 10 of June I will be alredy in Zurich and I will need an apartment urjently, but I see that it is free only from July, so I could wait until would be available.
