I have been looking at commercial spaces to buy in the Vevey area. Maybe I am stupid but I don't get this! There is a price, say SFR30,000 (usually says 'a remettre') and then there is more often then not also a rental cost (example: SFR710 per month)

Are they saying that you can rent the property out for SFR710 per month? When you pay the 30,000 (v.low price example but one i have just seen) do you actually own the space from there on? Or do you also have to pay the SFR710 per month????

I may have a capital soon of around SFR20,000 and am looking ideally to buy a small atelier in Vevey / Montreux ... need to research a lot more but was hoping you could help me with the above question - sorry to be niave!! :-)

I did see about 6 weeks ago a very small space with window in montreux available to buy .. the price was 19,900 (i imagine this is rare and it's already gone the one in question) If I did pay the 19,900 what other costs would I have? Or was the 19,900 just to 'takeover' the space, but then you don't actually own it and do have to also pay rent???

Getting a commercial space in this area is very expensive. Typically you have to buy the goodwill, normally called the fonds de commerce or something similar. This gives you the right to get the space and fixtures and fittings, nothing more. You then have to rent the space.

This practice is both techincally illegal and rampant. The problem is that there is a chronic shortage of shop space and a lot of people with a lot of money to spend to get it.

You are doing extremely well if you can find a space without paying this charge. In central Lausanne this can be anything from 60,000 for a shoe box to 500000 for something more interesting.
