Specific Question - Investment Management Compan

Hi All

Have been reading the last 20 posts and feel I can ask a very specific question, to get your input

Specifics:
-I am an EU citizen, holding Swiss B Permit
-Interested in creating an investment company in Switzerland, whose goal would be to purchase and operate real estate properties across Europe
-I would be the company's manager
- Such company would be capitalized mostly by non Swiss people, mostly foreigners
- Maximum of 20 people capitalizing the company
-Capital in mind to raise would be 3 Million Euros, expecting funding from banks of 6 Million
- Properties would be owned OUTSIDE of Switzerland
- We would be looking to pay out dividends quarterly and yearly profit from capital gains
- Stocks of the company would not be public, it would be a closed end fund

Questions:
-How to establish this? To me, this is a tiny REIT (US word), but such small size that it's not worth going to the BIG 4 for advice. Also too difficult to establish a proper Investment Closed Fund?
- Would it make sense to create an AG and each investor gets his/her proportional ownership of the company based on the capital they inject on it?
-What would be the potential tax impact on such AG, when we sold the properties for profit?
- How could we ago about repatriating the cash flows generated in the different countries?

Ypou don't have a hope in hell of getting Swiss banks to follow you on this

1) You're an unknown entitity
2) Who are the shareholders, banks are shit scared about money laundering
3) Buying property outside CH with CH financing..yeah right
4) 3 mio Euros is sod all for property

5) Work it out yourself

I can confirm that in principle there is no way banks here will lend on security situated outside CH. It would only work if you already owned property here to serve as security - then you could spend the money outside CH if you wanted.

What are you aiming to do with 3 million Euros? Buy doer-uppers, do them up and flog them? Or looking for rental revenue? With that figure you might be able to support yourself but a full-scale business would surely need at least 10 times that amount?

Also remember that capital gains tax here is doubled on sales within 2 years of purchase

thanks both!

I thought Swiss Banks had so much cash at the moment and also with strong CHF-EUR conversion, they could see this opportunity....

and yup, totally right about this being a small operation, tiny for most standards, but then again, someone has to start somewhere. The places we are seeing offer great returns for rental income.
