House for summer holidays in Sardinia 250m far from sea

Beautiful house in South Sardinia 20 minutes from Cagliari (direct flights from Zurich, Basel and Geneve with AirBerlin, Easyjet and SwissAir).

The house has 2 sleeping rooms with 7 beds, a living room with fire place, separate kitchen, two bathrooms, close private garden in the front and in the back with a large veranda.

Italia

The closest beach is at 250 m reachable by foot.

The rent is 800 CHF

Here are some pictures of the house, we are going to change some decoration to make it a bit more sexy at the end of the month.
These days there are some constructing works in the front yard so I did not post pictures.

The price for the rent of the house is CHF 100 per night up to 4 people and 120 in July and August (high season).
For each additional person up to 7 the price is CHF 50 per head.

The minimum stay is one week.

At the time of booking you pay half, the rest upon delivery of the keys in Sardinia.
200CHF deposit that will be returned at check out if everything is fine.


At the moment the house is booked for 2 weeks in mid-July.

Does that include cleaning and bed linen, kitchen, bath and beach towels?

The second bedroom with bunks is really suitable for kids- will you be charging an extra 50 per child per day on top of the 100? So 100 for 4- and 100 again for 2 kids? Just to clarify.

Cleaning and bed linen, kitchen and bath towels are included.
For beach towels I cannot tell you now but I guess we will include also those.

Yes, 4 adults and 2 kids would be 200 per night.

If you look at google maps you can see how far is from the see, when you have a BBQ in the garden you can hear the lapping waves.

I will attach a pdf with closest beaches reachable by car as soon as I can
(there is also a parking spot in front of the house)

Thanks for clarification. If I may comment, I feel that charging double for 2 kids is exessive- your choice entirely of course. Maybe think about it?
Personally, I'd say to charge 25 extra per kid would be more suitable (as said, it is up to you).

The price is really fair, if you book in an hotel you might pay at least the double and you won't have a kitchen...

But if it was two adults and two kids there would be no extra charge it would just be the 100chf per night.
If you have two extra people irrespective of if they're adults or kids they will be using extra bed linen, towels, water etc. The fact that the two extras are kids is totally irrelevant IMO.
The 'forfait' is 100chf a night for up to four people as I understand it, there is no distinction made between adults or kids.
The room with the bunk beds is of course ideal for kids but could equally well be used by a group of friends going on holiday together.

No you won't pay double and why do you need a kitchen when you are on holiday? To eat the same boring dishes you eat during the whole year?

A quick search during mid July for a family of 4, 2 adults and 2 young children, shows a 4 star hotel with for 14 days stay = 1170 CHF! And it is very close to the sea

So how a 60 year old shed with bunk beds costs almost 2x more and you have no breakfast etc... Your house doesn't even look suitable for renting. Sorry, but pricing is way off even for rich expats.

I am sure other hotels are cheaper this is some online searching which can't be the cheapest.

Why do people have to skyrocket their price expectations on EF I really don't know...

Another 4 star hotel right on the beach will cost 2400 CHF for 2 weeks for 2 families with 4 adults and 4 children, and no bunk beds

Houses are usually rented out on a house/night or house/week basis and not how many people it sleeps per night.

at the end of the day it doesn't really matter if you have to wash linens of 4 or 5 people, does it? Water and electricity that the "extra" people use are just peanuts anyway.

Makes absolutely no difference to me- I am telling OP how I personally feel that 100 for 4, and another 100 for 2 extra- is not proportionate- especially as second bedroom looks like a dormitory- and therefore would only be suitable for kids or as you say BM, a group of young friends perhaps.

So first 4 pay 25 per night- other two on top bunks pay 50 a night- does not seem right. As said, just feed-back, no more. Good luck with renting.

I agree with that. I think it would be fairer to increase the initial price for the first 4 to say 120 or 150 per night and then charge 25 chf per person for extra people irrespective of whether they are adults or children.

Although since the minimum rental period is 7 days it would probably actually be more sensible to have a weekly rate rather than a daily one.

I am not going to comment on the property...might just be the "ticket" for someone (I agree that child price might be in order - it is the principle, similar to paying half-price on train for same sized seat)

I find "self-catering holiday" to be a misnomer - and generally includes only an end-clean and not the treat of returning to a tidied room each day like in a hotel

I take your point... at the same time, if you have family members who are extremely picky eaters or have food allergies of some sort, self-catering can be a sensible way to guarantee they won't go hungry or worse. Also makes it easier to cut up apples for toddler snacks etc. in the morning, so you can head out for the whole day and not worry about finding a restaurant or grocery store open when you want one.

Nothing says you have to use the kitchen if you don't want to - you're completely free to eat out morning noon and night if that's what you prefer - the point is that it's there if you do want it.
