Strange....electricity check

I have lived in my flat for 16 years and have a good relationship with my landlord, who never comes in without asking me first and so on. However, this evening I got a strange call from him. He wants to accompany a man in this week, during my absence, as apparently, every 10 or 15 years ´they' must check every electrical power outlet. When I asked if the man could come when I was present, The answer was no.

Now, I trust my owner (who has a key and could come in any time without permission if he wanted to). Its more the request that seems strange, as I have never heard of such a thing.

Can anyone enlighten me?

What's wrong with OP being present while the inspection is done, so long as he doesn't interfere?

Really? I didn't know that. Never had anyone come to the house we rented for 12 years before we bought the one we have now.

normal and usually happens when the guy is available to check- very common that it's during the day and you aren't available but it's literally a five minute walk thru to check the outlets and done.

We had the house rewired before we moved in so hopefully shouldn't be a problem if he turns up on our doorstep. The main difficulty will be in reaching some of the sockets as they behind furniture which can't be moved!

That won't be the inspectors problem, but your problem as legally you have to give access to any electrical instalation to the inspector during the control.

It was put in place as there were too many problems with cowboy electricians modifying the electrics. (official reason)

It was put in place in order to provide work for the electrical companies and allow them to screw home owners for Chf 800.-- for a certificate, not to mention a bit more for the essential renovation required. (unofficial reason)

A control is due every 20 years or in the case of sale, you need a certificate dated not less than 5 years (i think) before hand.

I just had one in an appartement, i needed some special super plug to be fitted in the bathroom at a cost of Chf 400.--. The appartement was built in early 70's no fatilities have been known to happen......

Are you sure? Have you checked for bodies under the bath tub?

We bought 3 years ago and no certificate that I can recall was handed over. Do have a "Rapport de sécurité de l'installation électrique" and a "Protocole d'essais - mesures" which the electrician gave us after he'd done the work which looks like it's for any control that may happen in future. We only have that because of the rewiring work though as the OH knew the original 1950s wiring wasn't going to be up to the electrical demands he'd put on it.

If the inspector wants to help me shift several bookcases that are on top of a corner unit with drawers in it then he can inspect the socket behind it. Otherwise it's staying where it is! I hope he's agile because he'll need to climb over a lot of other stuff as well during the inspection.

........If he can't inspect, you don't get the certificate and in extreme cases, this results in no electricity....It is your responsibility to provide access to the electrical system, like it or not. Sorry

With your rapport & protocole, i think this is probalby the paedr your require so you should be ok for 20 years, unless you sell

Thanks for all your help. I have learned that its standard every 20 years for residential properties. I was surprised as I have never had one in the 30 years I have lived here.

I feel the owner could have arranged it whilst I was present, but I suppose that on the bright side it saves me half a day waiting in for a visit

I had one last year bang on 20 years since the block was built (1994).

The landlord didn't have to be there, but I did. Eyebrows were raised at the rack of servers in the corner which I was rather reluctant to unplug, but they managed to test that outlet through the extension adapter.

It's always a good idea to ask more companies for a quote to do this. We sent an email to 5-6 local companies and received offers ranging from 160chf to 1200chf. Guess which one we chose
