Sale of uk home

I will be taking up full time residence in a holiday home I currently own in Valais

I will be selling my UK home

If I sell before I take up Swiss residency then the sale of my UK home will be free of capital gains tax

I do not know if I would be liable to Swiss CGT if the sale of my UK home occurs after I move and become resident for tax purposes in Switzerland

Can anyone advise if there would be a Swiss CGT liability for a home UK sold following, rather than before, a permanent move to Switzerland

Domecile, residence, normal residence, tax residence - an absolute rat's-nest!!

One for real specialist advice, I would suggest

I believe that you have three years to sell your UK home if becoming resident elsewhere:

Absences as you've moved out of your home

You may still get the full relief even if you didn't live in your home all of the time that you owned it. The final 36 months (3 years) that you own it will be treated as if you lived there, even if you didn't, as long as the property has been your only or main home at some time during the time that you owned it.

There are other things to concider such as the Uk state pension etc, depending on age etc.

You also have to realise that the Pound is very very weak against the Swiss Franc.
To give you an idea; in my situation; I sold my house (it fell through at last minute) in August 2007 for £690K when the pound was CHF 2.40
Today, realistically, I would get £600k for the house and the pound is under CHF 1.60
The loss in property value and currency exchange works out at 42% fall since August 2007.

I agree the exchange rate is a problem at the moment

I had planned to keep funds in streling and make regular small transfers to Switzerland over the coming years in the hope of gaining some benefit from the averaging effect.

I now have a UK state pension and a small private pension. I plan to remit the amounts to Switzerland each quater or so.

I assume the value of my UK home will need to be declared until it is sold and that it may affect the tax bracket rate
