Nebenkosten in Zermatt?

hi there

I'm musing about buying a small place in Zermatt, for personal use and not to rent out. Does anyone know where/how I can find out representative Nebenkosten for Zermatt?

One of my mates said that, for resorts, if the annual NK is more than what a hotel would be (for the time I actually stay there), then I may as well stay in a hotel. It's not as though there's monster capital gains to be had...
