Refinancing hypothek (mortgage)

I have a swiss pass and want to refinance my mortgage and move it away from UBS. As I understand, they sell it on a market and basically charge me for the difference between what they get and what I would have paid. Right?

Is this payment tax deductible as it is (effectively) interest? Is there anything I should look out for when doing it?
