We are moving to a new place soon.
and will sign contract for 1 -yr.
We might have to move out of the new place before end of 1-yr of the new contract.
Is it allowed to break contract before 1 or 2 months of 1 year? If we get nach -meiter(next tenent) within this period.

It should be OK if you provide the landlord / agency with some candidates to replace you, and that shouldn't be too hard given the tight market.

We will be moving out with six months still to run on our rental contract. I understand that if we find someone to rent for the remainder of the year, we should be released, but does anyone know what will happen if we can't find anyone to take it over?

Normally the agency will search as well. If, and that's usually a very big if, no one is found then you are bound by contract.

Sometimes the agency wants to change the contractual terms i.e. up the rent. If this is done you be exempt from the terms of the contract.

The problem is, its not an agency we're dealing with, its the owner himself who is in charge, and he's really angry that we're going. The house is not exactly modernised, although as the wheels drop off daily, we're having to have the work done as we go! I'm worried there's only us in the world desperate enough to live here....

By Swiss law you have to present someone who is willing to take over the lease. If the owner refuses for unjusted reasons (i.e. he dos not like the opeople but tehy are in order) then you are free from any obligations. The landlord should be given at least a couple of weeks to eveluate the ifles etc so give notice asap.

However, if the landlord says yes and this person does not take the flat, then it is still your responsibility, so the best is to provide him/her with many candiadtes.

Gieven the tight market it should be fine!
