| Is this a new building you are in? Basically, all new buildings are covered by a 1 or 2 year warranty... Towards the end of this period the building owners normally make an inspection, to see if the building has any defects to be repairs under the warranty. The inspection is normally quite thorough, as any unlisted defects after this period must be repaired at the cost of the building owner.
You may be required to give access to the owner / builder to allow this inspection to take place?? At least I think this is what this is all about. | |

you are absomalutely right with what you list, there is something small more to it too.
In complete new buildings at first letting out,white goods and other applicances such as washing machine,dishwasher ,tumbler,oven and so forth often have got a restricted warranty period ( 2 to 5 yrs) and a 'serviceabonnement' to them which the owner/landlord pays for a certain amount of time.
After this runs time out, the tenant is responsible to pay for this service subscription and any occuring repairs.
Obviously this affects only the white goods which are installed in the appartment itself,and not in shared facilities!!!!!
But the Gebäudeinspektion is something very important for a landlord,as we know only too well, when we got cracks in the floor tiles due to faulty work by the floorlayer and tiler..... the first cracks we could repair under this warranty and the respective enterprises had to cough up the £££,but the ones that showed up afterwards had to be paid out of our own pocket.....
