Good real estate agent (for selling)?

I m looking for suggestions of good real estate agents in the Zurich city area to help with the sale of a flat. with good I mean proactive and ready to give the buyers information (not just concerned with their commission and the showings being convenient for the agent).

Excuse the cynicism, but there are no good real estate agents (for selling) in the Suisse Romande. They are all as bad as each other, except when they are worse.

The fact that you have not found one in Swiss Romand, although what good that would be to somebody in Zurich, certainly doesn't mean their aren't any.

You inability or difficulty in conversational French, severly limits the amount of real estate agents you can hope to meet too

Today Only, if you know of an agent who actually understands that a bit more is required to earn that (eye wateringly high) commission than getting out of bed and putting on a tie, please, please - post the contact details here.

While I admit I have not interviewed every single estate agent in my area, and so may have missed that needle in the haystack, one who is prepared to actually market a house, I have however interviewed many. Let's just say that I remain underwhelmed.

So any suggestions for a good 'un would be most appreciated.

It's having local knowledge that counts, i'm in Lausanne area, your in SZ, so my agent recommendations would be useless to you.

I've successfully used Eric Glauser in Montreux area. I agree it's about 10% only who can have any pretention to being a real estate agent here and of that 10%, about 10% are workable.

The key is, as it is in most other things in which ever country you wish to name, is being fluent in the local language to know the nuances and avoid being screwed,

What added value an agent brings (house showing doesn't count, on a 5% commission of a one million house I could do it :-) ).

I was just about to comment on the cynicism of this thread and mention that I know two good one. I wasn't going to mention names, only via PM. But now that you mention them. I will second your recommendation.

I know a few agents who work hard and I would consider using but they are in Kanton Aargau.

You may want to consider using the HEV to sell your flat.

You could contact Olivier Laube, I can't post his phone no but you will find him on Facebook. He is uber fluent in English & very un Swiss although he is Swiss.
Just found one of his websites http://www.immo-oli.ch

He set up the first Property TV programme in ZH about 20 years ago IMMO TV, Later set up Whontraum TV. More recently he has been selling property in both ZH & Spain.

It's not 5% unless you blindly accept what they ask, it's between 2.5-4% in Vaud

Believe me, even showing a house is a challenge to some. One decided to not say a word to the visitors. That really pissed me off. I could stand there not saying a word. There are those who you know are genuine & those who are just there for the commission.

Do they do any due diligence, construction, permission, legal status etc checks? Do they bear any responsibility? Or is it effectively between seller and buyer?
I'm asking as when I look to buy I'd like to cut the middleman but in most cases the sellers are not interested in a direct sale.

we never came across a good agent in zurich, or any of the surrounding areas, they are all comically bad, like most swiss salespeople, they are doing you a favour by dealing with you.

We have a real estate agent in the family and he works for his money. As far as I understand, he deals with authorities and banks (mortgage requirements), notaries, land registries, etc. The whole package.

Happened to us:

Agent put our house up on his web-site and then came to us saying he had clients. No prior contact. Refused to remove it until another (appointed) agent went after them.

Standard contracts have clause assigning fees to you if you take house off the market. Non-exclusive arrangement and fees applied if another agent sold home. CHECK your contracts carefully and refuse anything like this.

Rental contract had clause giving agent 5% if house sold to tenant. (Yes, we should have looked closer but being told 'it's just the standard contract' is deceptive) Our own fault.

Agent told us they could not (would not) give our property priority if commission less than 5%. They didn't get a contract.

Non English speakers almost exclusively - Yes I'm fluent in French, but most of the customers were not.

One agent would only work with us if he had an 'exclusive' contract. Minimum 5%, he wanted more.

Goodness, the tricks these conmen agents play. This is the thing that frightens me most about selling - figuring out how to protect yourself from the person you are paying a big bucket o' coin to supposedly work in your best interest.

What is with agents who claim to already have clients interested in buying your house? Why on earth would I pay you when you have just admited that you are already working for the other party - why would I pay you to work against me?

Sharks and pirahnas, the lot of 'em.

I'm starting to think that the preponderance of ethically-challenged agents one finds here may be the reason most people only sell a house after they have left feet first.

I forgot to mention the biggie;

After we found a customer, had discussions and had agreed on a price, the agent told them they were offering too much. Stupid as it would have reduced his commission, unethical as he was our agent.

We were being ethical, sending them to the agent. Barstewards ...

Avoid them like a plague. At least give it a try and see if you can sell it by yourself first.
