I want to leave my apartment before the contract ends. Help!

Hello.

I have a problem.

I want to leave my actual flat before my contract finish. (It was one year contract, and I will leave after 7 months).

And I don't know what I need to do. I already founded someone that want to take my apartment when i leave it. So I think it is not a big problem. Isn't it?

Any have any tips solving this??

Thanks a lot!!

hand in your notice at the end of the month and also write and say that you have someone to take the apartment and send all the other persons details and you shouldn't have a problem...

good luck

Breaking rental contract when moving abroad
termination of rental contract.
[Leaving Early] Who should advertise apartment, tenant or landlord

There are more.

i think it really is no problem to move out early if you have someone to sublet to / take over the lease.
You live in Zürich, right? If you haven't hired a cleaner yet, check out AZ Clean. www.az-clean.ch, mobile number is 079.853.9050. The website is in German, but they speak English as well.

Hey Canuckchick, hope your boyfriend is giving you a commission for the advertising you're doing for him!

Re: I want to leave my apartment before the contract ends. Help!

you have to send a written letter per post and the letter has to be signed for (registared post costs 5chf)

this is all in your rent agreement

Because a termination of the rental contract by email is not legally binding/valid, we request you to send us this by registered mail. Then we will send you the confirmation together with the formulars for parties interested in taking-over the contract.

And the sencond one after asking if I could send the Kündigung via fax:

"
Wie im Mietvertrag vereinbart ist das Einschreiben zwingend.
Freundliche Grüsse "

As is stated in the rental contract, registered mail is mandatory.
Yours sincerely

you will have to wait at least 14 months to receive it, make a thousand phone calls, write a hundred emails and finally threaten legal action to get it. I'm not bitter abut my experience at all.

Seriously you will most likely have to wait a couple of months to get it.

I think, if this is true, that you should be open with how you advertise on the forum. You could even offer EFers a discount.

wow, I didn't know it was such a big deal to make two completely relevant posts (please note in the first one someone was specifically asking for cleaner recommendations and I did say that it was my boyfriend's company (that's where Barbara's comment comes from) - but I recommend based on the work they do as well. My flatmate and I hire the company to clean on a weekly basis. I'm sorry if anyone was put off by my two posts, but I thought if I could help two people at the same time, why not. The company was just started a few months ago (before that he worked for someone else), so he's just trying to build a client base. And living here for three years, I know how hard it is to sometimes find services provided in English!
Once again apologies to those who thought my suggestion was somehow inappropriate.

I'm quoting you here as I don't see "boyfriend" anywhere.

Apology accepted. What about EF discounts? I have absolutely nothing against your boyfriend harnessing the power of EF as there are a lot of people who will be moving out (given the nature of expats).

That's what EF is all about....if he gives 5 or 10% discount to the members here, it would be looked upon in a most positive way

***clarification***As I mentioned, there was more information in the other thread I responded too, guess I just got lazy on this (the second) one. The other posting was as follows:

Re: Needed Profesional cleaning and Floor scratchs - Zug Area
Hi Tuck,

I can personally recommend the cleaning company of AZ Clean. They work in the Luzern and Zug area. It's my boyfriend's company and my flatmate and I hire them to clean our apartment each week. Move outs are guaranteed which means someone is there when your picky landlord goes over the flat and if anything needs to be cleaned further, they do it right then on the spot. He speaks English well enough, but if you have any problems communicating, I can help.

website. www.az-clean.ch (all in German, sorry)
mobile 079.853.9050

His name is Arsim Zefi. Mine is Lindsay.

Best of luck with the move!

**** It is not 'him' advertising he didn't even know I posted this. So also not possible for me to say he would give EF members a discount. But I'm sure he would. I'll ask and post something somewhere as a more formal advertisement rather than as the referral this was intended to be. Thanks for the input.

I think you could open a new thread just to advertise it in order to do it in this topic(nothing to do with your ad)... And for sure it will be better for your interest. But anyway, maybe someone can help me:

I need to write a letter, in german, telling the landlord that, as discussed by email, I will leave the flat the 15/08/2008.

And I will provide a colleague that is going to take over the apartment since this date. The new tenant accept taking over the apartment as I leave it. No cleaning or painting action from the landlord is needed(no damages on it).

Any one could translate it in to german or anyone knows a template for this purpose??

Thanks a lot again.
