Long-term apartment rental: repairs/normal use

When an apartment is rented for a long time (ie: 5, 10, 15+ years) what are the normal accepted "wear and tear" on the apartment?

I recall hearing somewhere that after 5 years there is some accepted "normal use" (ex: the owner should be expected to re-paint the walls or minor things like that), and after 20 years a complete rennovation is expected, so theoretically the owner should replace the floors, fixtures, etc, so if they are damaged, you need not pay for them.

Is there any truth to this? Has anyone any experience with it? If so, does it vary by owner or kanton?

Damage deposits on moving out

That post answers some of your questions, I think.

Now here's the poison in the chalice; when they do substantial renovations, they can put the rental price up in a significant way. Be careful what you wish for.....

Thanks, yes, that was a useful thread I think the key to my answers lay in that little blue Mieterverband book:



I remember a Swiss friend showing it to me once, and I think that's where I got my original info/idea from.

The owner of my current building is a local pensions fund, and they seemed pretty relaxed compared to my previous owner (Livit/Privera raked me over the coals hen I moved out ) The pensions fund people didn't even take a deposit from me . So hopefully it won't be too bad. We'll see. Anyway, I just wanted to know my rights in general. That blue book has them I beleive...
