Anyone have advice/experience as a UK resident on how to assess the rental value and ease of letting of an unfurnished apartment in Villeneuve, down the road from Montreux. I realise there are Agents offering the service but can I trust their advice/valuations? Is is difficult to get Swiss tenants out at the end of the rental Agreement unlike the short lets situation in the UK. By short let I mean a year say, initially, renewable after that in 6 month periods.

Most of the rental contracts in Switzerland are usually set up that a tenant cannot get out of the contract for 1 year and then they have these dates (except otherwise mentioned) where loads of people in Switzerland seem to be moving ("official" days to move out 31. March, 30. June and 30. September).
But I guess it depends on what kind of a contract you set up with your tenant.

Thanks SwissMiss. I am worried because I have looked at a number of empty apartments, in the same area, where the vendors reckon they have been delayed putting their properties on the market because they could not evict their tenants. It appears to be a general problem.
