I am about to move in the new apartment I rented (after lots of effort!!!!!!). I have also bought the furniture of the previous tenant. How do we treat any holes, marks etc caused to the flat by those furniture? Should we note them down in the handover protocol? Is it the duty of the previous tenet to repair them or because I bought the furniture I took over the liability as well? Tomorrow morning we will meet for the handover of the flat. Not sure if anything exists, however I will appreciate to know what approach should I take in this kind of situation here in Switzerland…as a lot of things are weird…

Holes in the wall from nails =put toothpast over it...works like a charm

Without wishing to sound anal, I would recommend taking photos of any existing damage, etc

Besides the super high standard of cleanliness that you should expect, I would also:

- check the walls (ceilings included!) for marks, peeling etc
- check the floor for scratch marks caused by the furniture.

Move the furniture aside if necessary as such things are usually caused when the furniture was initially arranged. You should scrutinise the apartment like how you would if you are taking over an unfurnished one.

Every single little thing you see has to be written down, from a little hole to the lockers, painting, light switch..and the landlord signs so no"hmm i keep your deposit because of the windows don t close anymore" when you leave while they never did

Be extra, extra careful and note everything, move everything. Believe me, from now on in it will be you who will pay for all the other tenants faults if you don't spot them. The landlowner or agent may ignore things as they know they have you to blame later. Get some good insurance, in any case.

and hold the inspection notes for a few days at least...you will be there for a few days and then go - geez there is a big hole in the ceiling and we didn't notice!

If you're moving out then toothpaste is fine but if you're moving in don't allow it as when you move out you are responsible.
