Regulations on Renting a room in appartment [sub-let ZH]

Hoi to all,
I would really need and appeciate any advice/experience from people who are facing(/ed) the same case as me .

Im renting a two bedroom appartment on my name and decided to sub-rent one of them for external person.(Zuerich canton)

In this situation I would like to :
1. Keep him away from agency as it should still keep stricktly on my name. (how long I can do it? I heard in Lausanne there is a possiblity by the law to sub-rent appartment up to 1 year without informing Manager of property)

2. Paying rent (subject-Money). The sub-rentee wants to have an official proof of rent by bank transfer. I would like to keep it official. (my fairs: as he is half official I would like to keep it that way, naturally his point - to get it official ) How is the best in your practice?

Ouh my gosh... I would appreciate any personal experience stories how to handle it the best way.

Are you going to put his name on the mailbox? If you do, all the landlord/Hauswart/whoever has to do is see the name and they'll figure out what's going on. If you don't, how is he going to get his mail?

Anyway, why don't you want it official? Having him sign a sublet contract limits your liability, as he can then be held responsible for any damages to his room.
