Financing mortgage reference rate for leases

Hello, I have a question about 'Financing mortgage reference rate for leases'

Also known as:
Hypothekarischer Referenzzinssatz bei Mietverhältnissen
or
Taux d’intérêt de référence applicable aux contrats de bail

I don't have a great understanding of this, but the amount is set by the Swiss government at 2.25% (gültig seit 02.06.2012). On my lease this number is actually quoted at 3%. I believe you can ask for your rent to be adjusted to account for the discrepancy .

I was wondering if:
1) anyone has more information
2) anyone has gotten a rent reduction with this
3) anyone has a template letter that myself (and others on the forum) could use to talk with our landlords.

Someone at work contributed a letter in German to be sent by registered mail to the landlord.

Sehr geehrte Damen und Herren

Aufgrund des aktuellen Referenzzinssatzes von 2.25%, der seit dem 2. Juni 2012 gültig ist, beantrage ich hiermit eine Mietzinsanpassung.
Gemäss meines Mietvertrag vom 8. Juni 2011 liegt der momentan genutzte Referenzzins bei 3.00%.

Für Ihre Bemühungen bedanke ich mich herzlich.

Please update if anyone uses it and gets a rent reduction. This could save renters some money.
