Re: Return of Apt Security Deposit, What is the Law

Would anyone be able to tell me what the Swiss Law for a landlord returning the security deposit once the apartment is vacated?

1. How many days do they have to officially return the deposit?
2. Is there any special procedure for completing a walk-thru to go over a ck list (to make sure the unit is clear and nothing is damaged.)
3. What is considered normal wear and tear.

Thx
I am not one to do the "do a search" routine, but in this case if you don't just stumble across a thread accidentally that addresses these issues you have been unlucky.

The landlord has a year to refund your deposit. The walk through is usually done using a pre-printed checklist issued by the Houseowners Association. Generally when you leave the same checklist is used that was filled out when you took over the apartment which makes it easy to see where any deterioration has taken place.

Normal wear and tear is subjective, however the Houseowners Association also publishes a list of expected lifetimes for appliances, floorings and wall coverings.
