3x rent upfront. That's the max you can charge, and also the norm - it would just about cover the missing rents if the tenant stops paying until you can evict him. Also it's not a bad idea to demand that the tenant has a liability insurance for the duration of the rent.

i'd say strongly no, these are hygiene articles. They are expected in hotels. but long term tenants should just get their own.

Everything is negotiable and comes with its own price, just show house as is and leave it up to the tenant what extras he wants. This way it'll be cheaper in the end for both of you.

it's a perfectly normal thing to rent out properties. which exactly insurance would have a problem with that?
