Make sure you know when you have to give them notice by. Assuming the contract has a 3 month termination notice then you must send the letter registered post to arrive with your tenant no later than 31st December for a 31st March termination date.

Or would it be 30th September for March 31st, given that December isn't normally used for contract terminations?

Also if you're unhappy with what the tenant has done to the house they are under supposed to return it to you in the same condition as it was when the rental started.

And no, they're not allowed make alterations to the property without your permission. You own the property, not them. And I would seriously check with the commune/gemeinde admin office to find out if any building permits were issued - because otherwise you/he may be required to tear them down again if permission was needed and not granted!
