Just been through this; I came ahead of family, stayed in temporary accommodation before renting.

Most times of year there is relatively little on market because everyone moves on just two dates: 1 April and 1 October.

Outside these dates there are renters who want to move and advertise for „Nachmieter“ to take over their rental contracts. If they have a sweet deal there may competition to take over the contract. If it’s expensive or a bad place it may stick around.

There are also a variety of motives for moving before a rental contract ends. It’s quite individual, and if you keep eye on market, get in quick and make clear if it’s the place you want that you are keen, then your chances of bagging somewhere nice are good.
