This. Not everything in your appartment is meant to last forever, and especially if you've been living there a long time (which I assume, based on the changes you made), the landlord cannot expect stuff to be in new and perfect condition, and may after a certain number of years, be planning to renew it anway. Maybe you can find some way to meet him halfway rather than spending a lot of time and money fixing something that he's going to rip out anyway.
