One difference I can think of is that parking spots in Ticino are not registered in the “registro fondiario” by default, whereas in Zurich that’s compulsory. If you buy something a bit old in a condominium (“ppp”) that could be a bit of a problem, although generally it isn’t.
As I recall, our parking spot is actually separate from our apartment in the paperwork, i.e. we own both but they are not tied together, they are two separate entities. Also, there are fewer parking spots than apartments.
