| Hello,
Another of my obscure rental apartment questions!
I am thinking of buying an apartment to live in initially, but then want to be free to rent it out. The apartment in question is a conversion of an old Vaudoise farm house, and - being an old farm building - has quite low ceiling height of about 1.9 metres in most rooms and a maximum in the main living room of 2.3 metres.
I've read that to count as 'rentable space' the ceiling height needs to be at least 2.4 metres. Does this mean I can't rent out my apartment or some special provision is needed, or does this only apply to new build apartments?
Please help me resolve my ceiling height dilemna!
Thanks

Firstly you can rent out anything you want. The problem you would have is counting the full space as living area. You will find that low ceilings are assessed at a lower than 100% value. So that in the case that your average is 75% and you have 100m2 you can only state 75m2 net living space. Note that the rules for assessment vary according to Gemeinde/Commune...
ie you need to check with your commune responsibles. There is probably a website for this...
