Investment idea

Hello,

With 200K cash, what should I investment in Swiss?
Real estate for rent seems to be not very beneficial.
Stock is risky !
Saving account with 0.05% per annual means nothing !

Any idea?

Real estate for rent not beneficial......with interest at under 1% for LIBOR mortgages, you should be able to get a 7-9% return on your capital invested without too much problem.

7-9%: you mean buy & sell appartment or subrent the appartment? I read on internet that selling is not easy in Swiss.

The previous poster mentioned LIBOR, so what do you think he's recommending?

The yield on capital invested in a rental property can be quite impressive, assuming you borrow a lot. Here are some grossly simplified sample figures in CHF, ignoring a lot of extra costs:

Apartment purchase price: 650,000
Capital invested: 200,000
Purchase loan: 450,000

Rental income @ 2,500/mth: 30.000 p.a. (this is high but doable for a CHF 650k apartment)
Loan interest paid @1.5% p.a.: (6,750) p.a.

Gross profit: 23,250, or 11.6% on your capital invested.

BUT... there are lots of buts! The main ones are the ongoing costs of managing and maintaining the property, and the risk of an increase in loan rates (which is why I used a rate of 1.5%, for a 7-10 year fixed rate).

If you speak or know somebody who speaks Swiss, selling will obviously be so much easier.

I also read that selling is tough nowadays in Switzerland.

No one pays 2500 chf for a 650k flat

For that price, the flats in Zug are closer to 1,5m CHF

In Geneva to get 2500 CHF of a crappy property you will have to pay around 1.2 to 1.4M, maybe a bit less.

In Bern Fribourg etc (middle of nowhere in Switzerland) 650k property will get you 1500-1600 CHF a month, roughly speaking. Maybe even 1300-1400.
