How to evaluate the attractiveness of a store location in Zürich?

I am wondering if there is a smart and affordable way to evaluate the attractiveness of a store location in Zürich (standortanalyse)?
I know that the success of the store will depend on myriads of other factors as well. However, would I like to have some sort of indication regarding the location and if it is worth the rent that has been set.

Look around and see what other kinds of stores are there, what type and how many people go by the store. Are they carrying shopping bags? Is it on a main road? Near public transportation or a tourist attraction? Or is it in a dark lonely back alley?

Common sense is free.

Or do it the old Richard Brandson way and just stand on the corner one morning and count the number of people who go past the store to get sense for foot traffic.

Some things you might want to consider are:
1) The type of customers you want to have and where they generally hang out. As MiniMia said its worth looking at the surrounding shops
2) How important are walk-by customers? If they are important then focus on high traffic areas.
3) Rental price and how stable that is. Compare to rent of other spaces in the same area.
4) General trend for the area in terms of other developments and how the area might evolve over time
