Buying/Investing in a property? Loan?

Hello everyone,

Does someone have experience in buying properties outside of Switzerland? If so, how did you do in order to obtain a loan in order to buy it?

So far i have tried:
  • Getting a loan to buy a property in my home country - They didnt allow it because i dont live there...
  • The Kantonalbank didnt allow it because the property would be outside of Switzerland
  • Cashgate... its the only one so far that would give these sort of loans but with a terrible interest rate...

I guess one of the other possible options would be to try to get a loan in some bank of Spain, Italy or France so I could buy a property on one of those countries...

As usual... Thanks in advance!!!

Re: Buying/Investing in a property? Loan?

I got a mortgage from my bank for a propoerty in the UK.

Works out really well, as the interest rates here are substantially more favorable than in the UK.

Hey Spinal, thanks for the answer! So, you were able to get a loan from a swiss bank to buy a property in UK? If I might ask, which bank and what they did require in order to do so?

Re: Buying/Investing in a property? Loan?

Just as the financial crash started in 08-09 we had UK buy-to-let mortgages coming off introductory rates onto a painful 6% standard. We were completely stuck!
UK banks said no because we were non-residents and our bank here thought wed landed from outer space! 9 months later spoke to a different person at the bank and found a solution to roll all our mortgages into a single CHF loan over 15 years. Loan to value at the time was 50% and instead of taking a second charge on the UK properties they placed a charge on our pensions here.

We had to jump through a lot of hoops though.

With the exchange rate change, that 6% was not so unattractive.

How about buying and renting a property in Switzerland? Did anyone do that?
