For a free house valuation there is a CH software company Houzy out of ZH that is available. I have not used it so I can't comment on any of the details other than one of the founders of the company was the CEO of Immoscout24.

This may be a good starting place before asking for quotes from agents.

Regulation especially in financial services is a good thing banks have a lot of power in the economy at least to an extent consumers are protected deposits guaranteed and products can only be sold with Key Investor Information Documentation. A house however even though is the most expensive thing you will ever invest in has no such protections or code of conduct like you expect from a financial advisor. A real estate agent advises you and if what he says is wrong then he should have to answer for his behavior. When regulated you cannot lie you have to play it by the book to cover your arse. Thats all Im asking for the same in investor protection because we are talking large sums of money especially here in Switzerland where property prices are one of the highest in the world.

You can complain that it should not be so, but that is the way it is in fact and in the understanding of the vast majority of people as well.
The agent isn't even part of the contract - in the end it will be with the current owner. Many sales don't even use an agent.
If you want advise, employ a lawyer and/or a surveyor yourself.

If that is the case why the client doesn’t pay commission.
The payer for a fee has to get something for what they paid for
This is whole point i didn’t achieve best execution price and in equities regulated you can do something about it if you can prove you didn’t get the best price.

We bought our apartment, and our rustico, directly from the owners, no agent involved.
We also sold MILs house for about 500k more than we expected and would have accepted, 1.8m (we expected only 1.3-1.4)

What is a rustico ? contacted lawyer no response i don’t think they will bother because a contract is signed nothing you can do when signed on the dotted line.

Just like any auction- you just need 2 or more people very interested, and then anything can happen.
Every house we have sold, we did so in a matter of days. Including the last one, for the full asking price- to a bar stewart who led us along, and fooled both banks and estate agent - wasted lots of time, then asked for a massive discount on the day of signing contracts. Told him to **** *** go away! Sold again immediately, the next weekend- but our buyers lost the sale of their property twice and could not proceed, although they absolutely loved the house and garden. Then it was winter, market collapsed (winter 2008) - so we dropped the price and sold again, immediately- the next weekend. Neighbours objected to the plans of it being turned into a nursery, because the prospective owner was Muslim. So more delay- but she came true, paid the agreed price and it all happened very quickly. The loss was about the same as if we had agreed to drop price last minute to the awful first buyer- with a lot of stress and time lost- but we felt great we could sell to someone we trusted and liked- even though it would not be a family home. It was a very tough time- with my mother dying in between. Selling and buying can and often is very stressful- and a house is only worth what someone wants or can pay at the time- and if there is competition. You never ever know.

Rustico = an (often) refurbished/illegal goat shed on the southern approaches of the Swiss Alps – suggestion: just don’t worry about it
Lawyer = entity which will generously bill you for confirmation of your own current reflections regarding contracts already signed off

My problem is I live in other house own in front of house sold. Means i have to live with this the rest of life the mistake of selling to a developer and the fact was 250k under what it could have achieved. As i said makler tricked us stating same valuation four years after valuation in 2016. The buyer after signed contracts had cheek in my house to arrogantly say would build another house on land plus didn’t pay for oil left in tank after purchase and consumed it over winter without paying for it. I really do not like they way they conduct themselves along with makler like the community owes them something there constructs are ugly cheapest materials what can make a quick buck. I will be opposing everything he does every step of the way and hope neighbors will do the same. Scoundrels!

Think what you say below is a very good reason to Sue the makler if i can demonstrate and prove prices rose between 2016 and 2020 where there is legal grounds for such a claim after signing a makler contract is another question.

The accuracy or otherwise of those quotes, particularly for the old place, is low, as I didn't really go down to the level of detail it would require, and some of the options within the site are broken, so I'm not reading very much into them.
What was interesting, though, was that for both properties it shows a price increase of 5-6% since November 2020. Yes, in less than 6 months they'd both, apparently, significantly increased in value.
What's behind this, I wonder, and will it continue?
EDIT: Oh, and IS it possible that this increase is the reason behind the OP's complaint, that the property actually increased in value _after_ he'd sold it and he's assuming that the lower price he sold it at was 'wrong' when in fact it was right at the time?
