Yes, and no- he was a b****** a liar and a fraudster (proven) - but it's all in the past now. He agreed the full price before the market fell, asking to proceed in a max 2 months period - wanted to buy a lot of our furniture too.
Next time we go to UK, we will go and visit the Nursery - could not have done so before- we loved that house and garden too much. Ready now.

You really want me to write real estate agent each time instead of Makler  were in Switzerland at least lets learn a little German.  My first objection to the REA is that he told me in June 2020 that the value had not changed from June 2016 how can that be hence word Sue came to mind verklagen in German. In Switzerland property prices rise chf30-60k a year found this out afterwards hence why i was tricked by the REA and not a thing can be done about it. Watch out they pretend they are dumb claim don’t even know what Corona is and impact on property prices. Clue should be interest rates at all time lows hence real estate prices for first time are shooting through roof. For your info In the endmade 60% on purchase price after 10 years but gain was wiped away rennovation costs, gsgsteur, broker fees, bank penalties so makes it even worse that didn’t get the true value because of a dodgy REA of a respectable large Swiss firm that is not regulated. Size and reputation does not hide the fact that they hide behind the fact that this sector is not regulated.

PS: interest has been at an all time low for some time now, not only since Corona.

As someone who's moved house and bought/sold at least 8 times in 25 years in the UK (don't ask - moved around quite a bit for work) I can tell you even before we had google and the internet I would have carefully researched the price of a property via local newspapers or anything well before I got a valuation from any estate agent.
Not doing the same now given the amount of information on prices you could find within five minutes is nothing else other than stupidity quite frankly and its almost laughable that you're here repeatedly trying to blame the estate agent for your own failings.

And someone already pointed out that Makler is an Austrian term, not in normal use in CH.
In the context, 'agent' would suffice. Normal UK usage wouldn't use "real" either, just 'estate agent'.
Oh, and please stop digging. You were not tricked, swindled or defrauded, as has been pointed out so many times already. Continuing to insist that you were is just making you increasingly look a bit silly, particularly when you try to imply that you now know more about the Swiss property market than they did, despite apparently being completely naive on the topic a very short time ago (and still are, judging by your latest post).

I was conned and amazing still most of you defend the agent that is why i call for regulation the sector isn’t working properly and never will by the attitudes here also how can you defend the agent unless you yourself are a makler. You don’t have to use my example there and as I said they will continue to get away with it. There are two sides to a transaction and one side is not protected simple as that and saying you should do you due diligence is one thing but lying and cheating is another and under any reasonable legal system their should be redress i know it and most people know it and brushing it under the carpet to forget it is not the solution especially if vulnerable people out there. There has to be best execution just like on the stock exchange and buyer and seller treated equally irrespective of knowledge. Retail investor protection as simple as that.

No one defends the agent.
It is not about being vulnerable as you say, it is about not informing yourself and you cannot blame anyone else for that. If you willingly sign a deal, it´s a done deal - as simple as that as you agreed to it.
You can loose a lot on the stock market and still not be protected you know?

If you seriously think “best execution” on the stock exchange means you get the best price you are slightly mistaken. In practical terms it means “I am desperate to buy or sell” and/or “I don’t have a clue”.
As others have said – stop digging, the hole is quite deep enough.

You said you did some renovations. So I hope you got at least 2 quotes at the mimimum as otherwise how would you know what the right price range is.
Same thing with selling your house and using that agent. I hope you at least had a good idea of what the price is, and saw at least 2 agents before signing. If you wouldn't employ a renovator without double checking the quote, why would you employ the agent without checking?

I did get one other Quote for valuation of house that was even a lie lower by almost 20% so the point is REA have no clue to value a house it is not there area of expertise. A REA will not come up with the same value as a Surveyer never. Hence again why I say if we don’t regulate i.e. their behavior code if ethics then people will not even know they will assume they got a good price as long as it was higher than they paid incorrect ! Only a surveyor (Gutachter) can tell you the real value not the guy back at office with a software program calculating values lower so he sells as fast as he can. Why then the REA not transparent about how he came to the value as i said the value is not same in 2020 as in 2016 that is impossible. I will see how to kickoff an online petition yes probability very small chance will get anywhere never the less in the process people get informed how not to be tricked. The REA does not treat all clients the same (he knows those he can bully and those he has no chance. Those no chance will simply choose not to business with him) whereas the stock market does treat all clients the same and is more transparent.
