Zurich vs Schaffhausen

Hello,

My partner would like to buy a property and he is seriously thinking of Schaffhausen. Although I have never been there, after the research it does look like a nice place to live.

There seem to be some big companies out there too for work opportunities.


I'd like to know if anyone lives in that area and if so, what is it like to live there?

We currently live in Pfäffikon, ZH but cannot afford the size of property we want here. Also, I love my mountain view....I guess we'd lose that moving to Schaffhausen.

Haven't lived there and only visited a couple of times, but I know that it's definitely a great place to live if you want to do your shopping in Germany. Make sure you visit the Rhinefalls as well.

If I had a modest amount of money I would not buy a home here for the following reasons:

1. the property market is extremely steady, no quick profit on the horizon

2. while the mortgage interest is very low, it can easily rise with current inflationary policies

3. the properties are very expensive, banks require a 20% deposit

4. it takes a long time to sell a property, unless you sell cheaply

5. buying a property in Fribourg costs 5% in taxes and fees

6. there is an annual tax on the rent-able value of the property

7. normal maintenance costs are very expensive

My advice would be, unless you are a Swiss and can pass the property on to your descendants, you will never own the property before you retire, and thus you could not afford the mortgage with your pension. You would have to sell before you retired. There are plenty of good properties to rent here, and you would remain flexible. If you lose your job you can quickly move to something affordable. You can withdraw most of your pension funds and invest in a property, but then you are tied into the property with a very small income later.

Some years ago I did a calculation. I was renting a new 4,5 room house for CHF 2'300 and I looked at buying it. Without repayments it would have cost me 5% in taxes and I would have paid CHF 2'200 net per month, without any capital repayment, but with all the hassle. Often in Switzerland a property is bought with a nice view, but 5 years later a large building is built in front and the property has a normal suburban outlook.

SH is nice. I work here commuting from around Zurich. While SH is nice and has really been attracting a lot of large companies I would buy property around it but not in it. Plenty of nice little villages and towns. We decided to buy a 150m flat in Rafz (ZH) which will be ready in 9/2012. Good value for money when you compare to the overpriced areas around ZH, still in Kanton Zurich and also with direct train connection to SH and Zurich (S5 and regional train).
