Sales to foreigners in Kanton Wallis

Does anyone know for certain please whether once an apartment is allocated for sale to foreigners, if other foreigners can then purchase the flat when it is subsequently put up for sale? Is this an automatic progression, or does each application have to be taken on its merit and pass muster through Kantonal authorities? Thanks in advance.

Would be interested in the definite answer. However, I always understood that the permits, etc, changed from Commune to Commune even within the Canton. Of course, the recent vote making it illegal to have more than 20% of second homes in a Commune, may well have an effect.

And of course it depends too on whether said foreigner is living in Switzerland and has a minimum of B permit (which my husband had to have to jointly buy our house, even though I am Swiss). Very complicated

I think that once a property is classified as available to foreigners, it remains so - but one should never forget that there is only one word in the Valaison dictionary - "les combines"! I speak as a legal resident of 26 years standing of said Canton!

Sorry I should have been more specific. We are speaking here of Deutschsprechende Wallis and not Valais francophone. Does this make any difference I wonder?

Would it be as a main residence of holiday/second home. That might make a difference. I'm afraid Merrylegs has got it right - immobilier in the Valais has been in the same few hands for a long time - and much is done under the table between those few

Define the expression "foreigners" please. In Wallis everybody from another canton is called "Ausserschwyzer". Therefore the only people who can buy anything are the "Walliser" themselves.

On Thursday evening this week, Temps Présent on TV Suisse Romande will show a documentary on the situation re immobilier in the Valais, following the acceptance of the Weber initiative on limiting second-homes to 20% per Commune. Will be very interesting, I am sure- and a great insight on how things work in that part of CH.

There are quite a few lump sum tax payers that will de classify their 5 million plus properties in Verbier so they become second homes, they will rent a small flat as their main home or just give up their 'B' permits that they got solely to by properties that were not available to foreigners!

Our satellite is turned towards the BBC/ITV etc. Ergo, we cannot obtain Suisse Romande or any other CH channels. Could some kind friend please let us know subsequently what the outcome of the programme signified? Many thanks in advance.

Would you like me to tape it for you. I am a technophobe but am sure OH can put it on DVD for you. Will report back in any case.

Again, it would be helpful to know if the planned purchase if for secondary or main home. As I understand it, you are not resident in CH and do not have B permit, is that correct? (by pm if preferred).

So is ours- but for very different reasons. This is not a touristy area, but one of the local farmers is totally obsessed about buying property! He buys them then leaves them empty, without maintenance- until they fall apart! Totally stupid.

Thank you to all concerned. As the problem does not actually concern us directly, it would be unnecessary to DVD the programme Thursday but very many thanks for your kind offer. AFAIK holiday home, whilst living abroad. Definitely not with B permit though and definitely not residing in CH. Thanks again for all your help. Minefield this!!

Just watched the programme. Basically it is a mess and nobody has a clue how the law will be implemented and what happens in between either. So I'd tread carefully - or jump in quick. No idea!

I have recorded the programme because it clashed with the footie! Quel horreur! The law doesn't come into effect until January lst, 2013, so still sufficient time to apply les combines!
