Re: Strange....electricity check

I got the same thing and I was told that there is a mandatory inspection every 20 years.

Re: Strange....electricity check

For this test, they only usually test the socket in the room that is the furthest from the distribution board.

And the test is, in some respects, worthless. They did it for our house before we bought it and they did not spot a) the sockets held together with tesa tape (aka sellotape), b) the circuit breakers for the cooker circuits with only finger-tight connections c) the broken earth in the one socket they didn't test. There were others too.

But, the test indicated a clean bill of health ! Hmm.

Re: Strange....electricity check

It's not strange its common sense in houses of a certain age.

If you want your house to burn down, or fancy shocks/possible electrocution, allow access or face the consequences.

It is quite common wiring is forgotten about for many years by home owners, then you find something dangerous 20/30 years later as the cables degrade. They have a finite lifespan.

Think shorts, arcing electrics, failed earth connections, exposed wires and dodgy DIY amateur electricians (when this was allowed)

It's an electrical safety check is as far as this needs to go, it keeps you safe.

Re: Strange....electricity check

We had an inspection a year after we bought the house.
Quote:
...
It (inspections) was put in place as there were too many problems with cowboy electricians modifying the electrics. (official reason)
The inspectors didn't notice the modifications I'd made.

It was put in place in order to provide work for the electrical companies and allow them to screw home owners for Chf 800.-- for a certificate, not to mention a bit more for the essential renovation required. (unofficial reason)
They didn't charge us anything like that much. The apprentice fitted some masking plates, which fell out within six months, and they cut back some wires that weren't connected to anything.

Re: Strange....electricity check

We panicked big time when we got notification of electricity control, as our house is quite old. But we needn't have- all went well, and just had a small part of house to rewire, and a few plug housing to fit due to wood panelling. Really glad we had that check, as the dryer (for washing) in the utility was not earthed- which could have been very dangerous, fatal even. I hardly ever use it thank goodness- always dry outside or have space to dry inside in winter. Pheeeew. We can sleep well, knowing that all is fine now. When they do the first check and give you a list of things which have to be done- it has to be done, no choice, within about 1 year. The approved electrician you choose then sends a report to say it has all been done according to regulations.

Yes, failing earth connections is why the OH wanted to have the wiring replaced before we moved in. Original 1950s with possibility that the sockets could become live without any warning due to the way they were wired in back then.

Oh well, will just have to hope they don't turn up for 20 years. I'll probably be dead by then so it won't matter to me.

Re: Strange....electricity check

Don't you think it depends on the canton? We had our inspection (luzern) immediately after we bought even though the house was still under the the 20 year guidelines due for full electrical an inspection. As far as I'm concerned this is nothing more than a make work project to keep the local electrician employed.

No one has picked up that there is another key for the apartment. .. It is very strange there is a key not in the OP possession.

As i already said, it's 20 years or before if the house is sold, and for this they use land registry, so any change in ownership results in electricity company contacting you for a date.

I had one and all i did was to buy my wife out of the house we owned jointly but it was considered as a sale, so electricity check.

People do all sorts of things when they are owners and to avoid dodgy electrics, this law was voted in.

The inspectors are independant and quite often only do this.

Since the OP himself pointed it out I'm pretty sure he's aware that the landlord has a key. He's lived there for 16 years and is obviously ok with that so there's nothing to discuss.

Just for amusement, this is a gallery of photos from some of the electrical inspections this company has done in the past.

Also agree normal. We just had our check near the end of last year. In fact they have come in a number of times when I have not been home for other general maintenance. Nothing has ever been stolen, not that there is much worth taking!

My fave is the multi-socket strips that have been installed in the wall. Way to save space!
