Schlieren - Anyone live there? Good.. Bad??

Hello I am seeking experiences, advice, opinions about Schlieren. We are interested in buying property in Schlieren however have had mix reviews about Schlieren itself, i.e. community, village, education etc. We are a family of four with two babies under 12 months. Thank you!

Swissers think that Schlieren is rough because they have never been to Plumstead.

It's unremarkable but its reputation is not deserved. Having said that, there are prettier places to live but usually more expensive.

Would rent there but not buy. Location matters the most when buying. And as stated before. reputation is indeed not excellent. and about your kids: some parents look that their kids go to school with kids of higher-educated parents. likely this is not the case in schlieren. I do not make statement on such considerations. just a hint that also shows impact on resale value.

We have been living in Schlieren for a couple of years now ... and really like it! Our flat (rented) is situated near the Limmattalspital in a very quiet and friendly and green neighbourhood. I am aware that there may be some areas of Schlieren where it's not quite so wonderful but here we are so close to everything: shopping, public transport, beautiful walking in the forrest and through fields, etc. I would say it really depends where in Schlieren you are looking for a flat - and it's a good idea for long-term planning, i.e. buying, to include future town development projects as well. I've been living in Schlieren for 5 months now, and we are mostly happy. I live right by the Limmatspital (at the border with Urdorf and Dietikon) with lots of green around it, so I get to meet many other dog owners in the park, and they're all Swiss. When the weather is nice, the view is pretty with lots of trees and the peak of Alps. There's also a trail by the Limmat river where people walk their dogs, run, and bike. The traffic is pretty busy on the main road, but the residential area is very quiet. The old town square of Schileren is small but quite charming and is convenient for shopping.

Only thing that bothers me is that if you don't live near the town center or Schlieren Bahnhof like me, you have to take a bus for grocery shopping. And, it's a bit of a walk (~10 minutes with slow walk) to the nearest Glanzenberg station. So, if you want convenience, find something near Schlieren Bahnhof. There are many very nice brand new apartment buildings within less than 5 minutes of walk to the station, and a brand new Coop as well. If you want to live near green, find something near the old town center or Limmatspital. But, the apartments will be older in these area.

I can't comment on education because I don't have any kids. It is true there are many foreigners/immigrants living in the town. I don't know what the property value is like here, as I'm only renting and will be renting forever. But, there are new apartment buildings going up, a new hospital building is in construction for Limmatspital, so I think the town is growing according to demand?

Schlieren = Industrial zone. Its an area that is wedged in by the main train line on one side and the hills on the other. The traffic is a disaster and the public transport also ( if you use the bus). Just to pass through this area is enough let alone to live there

You choose to live in Dietikon, this area is not so crowded even the houses are very nice .

Actually, Scfhlieren is entering a gentrification phase, with the rougher bits being pushed out and presumably property prices rising.

The Gemeinde have reduced their tax rate in the belief that this will attract higher income people and hence push up property values while reducing social liabilities.

So if this gamble pays off, owning property there may turn out to have been a good investment.

Some years from now, Schlieren will be on the tram system and thus feel much more urban and less agglo than it does at present.

Many of the semi derelict industrial plots are being redevloped and turned into housing. The Schlieren of 2020 will be a totally different place than the Schlieren of 1980.

Sorry guys for reviving this old thread but, being quite old, things might have somehow evolved(?).

I found a great offer for a 3.5 apartment in a new building in Schlieren at a price that is kind of a steal. I would like to know if the comments about in this and other threads are still valid or not.

We live in a neighboring village to schlieren, its not pretty by any means but it has really good transport connections, and right next to the Limmat for a nice walk, it has a lot of sports clubs ect. Im assuming you dont have children? but if you did then Id probably not choose schlieren, but if you are single, or a couple then id say why not? As an investment its not a bad idea. Its very commutable to the city or Baden. Its a bus ride away to Tivioli (a very large shopping center) Ikea, easy access to the Autobahn.....
