Ok, the calculation is simplified somewhat. And obviously the interest rate is not the only part of the costs of owning a house. But it does show how the drop in rates has pushed real estate prices right up.
Due to the legally enforced debt / income ratio one needs to get a mortgage the income needs to be much higher than what is actually needed to be able to pay the monthly interest.

Somebody with an income of 100.000,- is easily able to pay up 667,- a month, but he will never ever get a mortgage of a million.

So yes a very decent income is demanded to buy an above average family home in Zürich. People who earn 400.000,- a year, and can pay up a million will still not be able to buy a house of lets say 4 million (which is a ver normal price for a pretty decent above average family house on a good location in town), this regardless of how easy they can pay the monthly interest and maintenance.

So it is not as simply as you make it look.

Seriously, you would need to maintain such income for 20-30 years? Give me 400k/y and I would work 2, max 3 years. After that I would be living as a king outside of Switzerland for the rest of my life, without ever having to work again

Sure shot way.. Try to become atleast one of the following. Your path to becoming one of these will determine your outcome.
- A private banker
- A lawyer
- A commodity trader
- Luxury real estate dealer or a promoter
- Import export businessman dealing with the Chinese or Indian big shots in the field.
- An expat posted in a senior position in Zurich
- Crypto entrepreneur

It’s funny that the OP thinks that kind of salary leads to super cars and 3-5m homes. Watches on the other hand...
What whatever they own is secondary, i know rich guys might not buy fancy stuff but poor guys don't buy them for sure

Import/export is probably even interesting, the other jobs seem more like a boring grind to me

You could become an importer/exporter, like Art Vandelay, and make big money.

To make it big as an IT freelancer in CH you have to basically be good (not even exceptionally good, but just good, dependable and reliable) at what you do, make and maintain a network of colleagues and partners (managers) and be flexible on where you work and what you do. I got three follow on contracts at one big bank based upon the work I did on an initial project with them.

I started freelancing in CH in 1994 and from the outset was making 200k a year; in the early noughties that rose to around 400k then dropped back rapidly to 200k after the '07 crisis.

I was fortunate enough to get hired by one of my last freelance employers on a real good permanent package at that time, and I have stayed with them ever since.

Surely these things are inversely proportional? The huge money is the compensation for boring job/stupid hours/slave of the company

Indeed, huge money is for the people that like to fly. I don't envy at all the life of a guy that spends several hours per week in the airport or flying just for a marginally larger paycheck and driving a 150K company car. I can buy the same car with my "minion" salary
