Property Investments

Just got an e-flyer from the large property firm Walde & Partners. This has more than 60 mehrfamilienhäuser for sale and is very glossy.

Suggests to me the market is slowing right down, or at least no buyers at the crazy price expectations the vendors have.

It is an investment ploy. The houses are not built, nor the land bought. They first need to have enough people sign up to buy one before they can convince the bank to lend them the money to start the project.

No this was predominantly existing stock of investment properties (mehrfamilienhäuser = whole apartment blocks)

A year ago there was very little stock advertised and potential buyers needed to chase the agents. Now the agents are mailing potential buyers on spec. with 60 properties.

Im not infering a trend, just saying the change could be a symptom that there has been a clear change in the market, and effectively asking if others had other data points that confirmed this.

I bet they're not pushing EFH offerings at you, though?

Sounds like an oversupply of apartments planned and begun before the downturn which are proving hard to shift?

There's lots of new ones near us that have been unsold and now empty for nearly two years.

But other developers are still building more...

It will take some time to settle.

The time between initial land purchase and finished buildings can be years and I bet some of the developers aren't sleeping well at night !

They will price the new ones higher to make the unsold look like good value, oldest trick in the book.
