Our place is not Minergie, although built in 2008. We fixed a 10 years mortgage with a 1.5 years forward rate for nearly no cost (0.69% vs 0.68% for the other tranch that starts now).

We got some discount through my company, but in reality ZKB offers a "starters mortgage" with a discount for all first time buyers...

It all depends on YOUR personal situation and the property you are buying, so any bank i can give you may or may not be interested in you, you may or may not get the same rate as somebody else.


Start with your Cantonal bank first see what they offer as usually for properties on the same canton they are certainly competitive.

Also neighbouring cantonal banks. My OH got a great deal from TKB in TG for a new flat in Uster/ZH, (better then ZKB were offering at the time). It did require a trip to Frauenfeld though

One slightly unusual feature in Switzerland is the Swiss based pension companies need to reinvest a percentage of their assets under management into low risk Swiss based assets, which they do in part by lower risk mortgage lending, so if you fit their lending criteria companies such as AXA and Swisslife and they can be really competitive in spite of not being a "bank", well worth the time to get a quote from them too.

They will do all the legwork for you and give your the lowest quotes from multiple lenders. Often the lowest interest rates are offered by insurance companies, not banks. We saved a lot by using them.
