| | Mortgage? Which bank offers the best mortgage rates?
hey all,
iam new and i have a really important question. My husband and i want to buy a house in zurich.
But we do not know much about the Swiss mortgage brokers.
My question is which bank or broker you know have the best mortgage rates and adivsory. Is there anything great and independent in Zurich, where you can have a independent advisory?
Iam really looking forward to read your answers.

Hi Anna,
We bought a house one year ago in Kanton Solothurn. As far as I remember, we visited UBS, Raiffeisen, Migros bank, BLKB (initially), and another Bank. We ended up with UBS who gave us approximately 1.9% interest rate for a 10y fixed interest mortgage.
Obviously, rates have changed, but I would at least approach 4 different Banks and get some quotes.

Armed with these offers We then went back to our bank and said to them we would move all our accounts to another bank unless they matched or battered the lowest offer we had received. They came back to us with an offer 0.5% lower than the cheapest we'd received so we went with them. |

There is no simple answer. You need to shop around. It will depend on location, what you bring to the table, relationship with banks, and also likely your permit status and nationality. Be aware if you are american, your list becomes very short very fast.

You can play around with Comparis as well. This might point you to other banks/financial institutions that might be more interesting.

Ah well a big thanks to all who already have replied
Actually this comparis page is really nice. But i want to avoid to shop around , some out of my family are living in germany there is something which is called http://www.interhyp.de/ . You can go there and you can get a independent advisory and they shop around for you...
Do we have something similar like Interhyp? I searched for it but i ended up at VZ ... they offer their own mortgage so i do not think that they can act really independent or? It's a huge decision, that's why iam a little bit skeptical |

Any of these "advisors" will be compensated for their work - either by the bank/financial institution or by you.
See the "about us" section of the website you mention. You pay for their services.
P.S. Nothing in CH is free. |

As for the best deal, it all depends on your personnel circumstances so your question is impossible to answer as such.

We went with Credit Suisse as they had the best offer. Only looked at UBS other than that.

@Karl actually a good point. My husband also mentioned it yesterday evening.
We will have a try with mymoneypark they have partnerships with more than 40 banks and brokers.
They shop around and compare the offers - if there is swissquote as a partner we have a good amount of compared offers.
In any case if there is no cheaper offer ... we will visit swissquote for a advisory meeting.

We went with MoneyPark (office in Baden)
I can recommend them, we payed a one off fee of I think 600chf and they did everything, and more I would say as we literally knew NOTHING 
He talked us through the whole process and got us a deal with CreditSwiss (our bank)
He helped us gather all the documents we need etc. and he had to fight for our mortgage as we were really at the top of our limit. So I think he well and truly earns his 600chf from us, and obviously whatever commission he got from the bank.
If you are both non swiss and are not familiar with the system I would go with a broker. Its worth the money in my opinion.

You really need to go and discuss your needs with a few banks. The rates offered may depend on your personal situation.
