Swiss resident buying French investment property

Hi,

Looking for some advice with regards to buying an investment property.

Background
I would like to add an investment property to my portfolio.
I live and work in Basel, have a C permit and have dual citizenship ... UK and Australia.
I have been looking at apartments in both Basel and just over the border in France.

What should I consider when it comes to buying and renting out the property ... considering both France and Switzerland.

At first glance it would appear that I can buy a relatively cheap apartment in France and rent it out easily, getting a return of 9-10% based on the purchase price.
However it is not clear to me what taxes/fees I may incur within the French system.

Also when it comes to calculating rate of return, I have been advised that when comparing France with Switzerland, I should use the purchase price for for the French property and only the deposit (typically 20%) for the Swiss property, as I do not pay back the mortgage.

Your thoughts?

French tenancy laws are very pro-tenant. I would never buy an investment rental property there.
