Update: I just learnt that you can only claim back expenses/maintenance if it's more than 20% of the rent income.

However as I explained the UK property is not directly taxed by CH. It affects your % tax rate, but that isnt technically taxing the property, its making you pay a rate on your CH taxable amount taking account of your global income.

Anyway even if there was at DTA, it would only allow you to offset the Swiss tax against your UK liability. This way your tax is limited to the maximum amount of UK or CH tax when income is taxed in both places, not to be taxed at the lower amount.

Yes... you get relief at the higher of 20% or the actual amount...

... on the other hand you get relief for expenses you didnt even have if they were less than 20%

Half full half empty...
