| | Urgent advice pls - latest mortgage rate
Dear all,
we were away from CH for a while but have property there. It's almost time to renew our mortgage but with Covid we are unlikely be able to travel here to do new searches at all.
Would highly appreciate if you could share with us any recent mortgage rate you know if you have friends/family around recently set up a mortgage with your bank.
our apt value price >1mil, mortgage duration to be negotiated =10 years. bank is one of the big one here (not credit suisse
Just a ball part will be good. i'm thinking that i have to start from somewhere at least.....and i know this forum is very resourceful so hopefully could get some wise mind.

10 years with Raiffeisen is 0.99% - 1.02% Can be a bit more or less depending on your relationship with the bank and what assets you hold with them.
Some banks however put you on their standard rate if you're living abroad, and this is +-2.50% Again it depends on your relationship with the bank.

I have just been quoted for renewal next summer between 0.85% for 5 years to 0.96% for 10 years...

10yr fixed - mostly it is about 0.85%-1.05%, some institutions offer a cancellable mortgage with about 0.1% point more.
Some better rates I saw:
CS via valuu.ch - 0.77%
Postfinance asked directly - 0.75%
Credit Agricole asked via e-Potek.ch - 0.79%
Be warned, some try to sell you an indirect 3a amortisation with a mixed investment and insurance which might a costly "solution" if trying to cancel it before its term.

To confirm that it is certainly below 1.0% @ 10 years, UBS is advertising on FaceBook today with an offer of 1.0% at 10 years !!

I don't know if this figured into refinancing the property as I have not reached that timeframe. If UBS needs to run their value calculator then you might be in for a surprise as UBS uses housing values that are from 5 to 10 years ago. IN other words UBS undervalues properties by 20-30%. It suits UBS to play this game since they can ask for more cash upfront from their clients.
Credit Swiss smells bad , tried to bump me to 30% down just because.
Raffiesen tries to sell their shitty Pillar 3 with 0.8% service fee.
Big banks always act like big crooks.
