Mietkaufvertrag in summary (But there are plenty of variations).

Rent-to-buy contract - for example - you pay rent of 3,000chf per month for 3 years with an option to purchase at that time and a fixed price where a % of the rent is considered as deposit - anything upto 100%.

After 3 years:
- renter doesn't want to buy - the rent paid is considered to be just that.
- landlord doesn't want to sell - the % of the rent considered to be deposit is refunded.

For example - if you pay 3,000chf rent, considered 100% deposit, with an option to buy after 3 years of 1.2m.
After 3 years you have accrued 108,000chf in deposit - almost half of the required to buy the house.

Why does it work?
- Landlord has a tenant paying a strong rent and a good chance of a future sale
- Tenant can live effectively rent free for a period.

Sounds brilliant. Off to look up houses that are listed like this. Bet there aren't many ...

I found very good descriptions by 22yards from 2010 of how to use alle the buttons here but there are two things I don't find an answer for:
1. What is a visitor message?
2. When I open control panel I'm supposed to have a friends-section on the lefe (according to some description I found). I don't have that, does that mean I shall never have any friends here?

1. It's a message left by other members on your kinda wall like e.g. X: thanks for green blobs and etc. or Y: you are complete tw@t etc. It's another form of leaving messages along PM system.

2. Do you mean social groups or contacts in networking section? I cannot see any friends section either. Does it mean that I'm simply friendless git (freundlos)?

On my kind of wall? What, like a sprayer left a message on my door for everyone to see?

Apparantly there used to be a "friends-request", the info was from 2010. Maybe they took that feature out. Or else, yes you're a friendless git like me. Yet should that ever really become a problem, there's always facebook to run to

Lol, that's about the best description of a visitor message I've come across! It's a message sent to you by another member, just like a private message (PM), only it's not private -- it's there for all to see. Frankly, they're pointless and many people here delete them, if they receive any at all.

You can hide visitors messages altogether, as well as another tab or two in your profile. Check your settings.

I have absolutely no idea but I suspect it might be linked to the 10 useful posts before posting in the market place thing too. 10 seems to be a critical number on here.
