Of course I understand your point. When you spend your own money you want to be sure law protect you interests. And it looks like not always work for 100% percent.

But your arguments based on your own mentality. And it does not work in South East Asia. They don't have strict rules. And they live with another meaning of they existence.

If you have good karma you never be cheated. This is a main thing in Thai deals you should believe. This is what I believe now.
Don't make evil and don't think bad about others and it never come to you. This is a law of our Universe which much above the rules and human laws you mentioned above. Because it nothing.

And be sure, you never be protected to 100% even if you live in Europe or US.

But my advice to anyone [without Thai Nationality] who views this thread is NOT TO BUY!

Whether you believe in Karma or don't, constitutional law in Thailand is enforcable wheras Karma isn't, and as much as I would love for Karma to exist if I had been cheated, I would still be half a million bucks out of pocket!

You wasting your time here with such advice's. Better think about why you don't have such money but give advice's on the forum in hope people who have it will listen to you. Funny

Oh dear. Look Mr A, it simple foreigners cannot directly own land however you try and spin it. You can start a company and the company buy the land, however there are requirements regarding directors and shares etc and you can only hold 49% anyway, and then the company own the land still not the individual... so it's all incredibly risky, and the reporting requirements heavily tightened to prevent this type of fudge, so it's a closing loophole anyway. Further the Thai authorities are investigating the activities of these' companies and legislation is coming to restrict the use of this doge in the future... maybe why these properties are for sale... busted flush and all that.

Want to buy in Thailand, buy a condo.. as long as the units in the building owned by Johnny Foriegnern is no more than 50%. However I'm sure Karma Anderson here will be happy to assist if you Western Union the money to his Nigerian bank account.

Ok i read that page and basically it says what you say. At the end though it says this

It refers to buildings and houses, in essence you can own the structure but not the land it sits on, that is normally leased, hence condo buying is ok.

I'm in Thailand just now (Hua Hin) and and nipped into estate agent (Colliers worldwide) to ask and they basically confirmed this. I asked about using a business to buy as the OP outline, and she confirmed is is still possible but full of pitfalls, and currently under scrutiny.

Actually, I also used to live in Thailand about a year.
I and my friends have very good lawyers. The houses was built on it own land from scratch.
I don't want to continue meaningless discussion. For real buyer everything will be legally formalized with our lawyers.
