Buying a house in England when living in Switzerland - How?

Hi All

i am looking to purchase a house in England but currently live in Switzerland. I've been here for 4 1/2 years now but want to purchase a property in UK. I've called a number of mortgage lenders in UK and they have said i would need to live in England to get a mortgage.

Does anyone know how to go about buying property in England when living in Siwtzerland? Any help, resources etc would be great help.

I am trying to refinance a UK mortgage at the moment and can only attest to there being little or no appetite in the banking sector to lend money to anyone at the moment. Perhaps not surprising, but the only deals that do come along are with inflated rates and high costs.

Bottom-line is that I wouldn't take it personally.

As I understand your situation, mortgage lenders are going to be unwilling to lend to you as you can't prove that this is your "primary residency". Have you tried looking at "buy-to-let" mortgages?

If you have a uk bank account still then try them for a mortgage, or alternatively there are a lot of expat mortgage companies, just search google and a few will appear.

Swiss banks wont offer mortgages on UK property unfortunately :-(

I tried.

They said, I could only get a personal loan, and i would pay 11-12% on that. a mortgage would only be available for property in Switzerland.

I hope this may help...

I run Liquid Expat Mortgages and have a number of clients living in Switzerland, Europe, Middle & Far East. Although banks are asking 5 questions for every 1 they would have asked 2 years ago, there are no real issues in organising either UK buy to let or main residential mortgages for either expats or foreign nationals. In addition CH currency mortgages are available for UK purchasing/refinancing. Many of the banks do not require UK credit checks. Rates are currently competitive from 2.5% above base.

Try the mortgage centre or john charcoal. I got 2 quotes recently one even based in UK islands but in Swiss francs while I live here.

Also the normal brands in Jersey and IOM do international deals.

It used to be called self-certification but the crunch has curtailed this somewhat. I got two quotes recently but have 10 yrs payment history abroad.

Keep in mind a lot of niche providers like Mortgage express, Northern Rock went bust and/or are closed to new business even local residents?

What's also dried up since Lehman is the Hong Kong market providing yen denominated etc.
