Legal Advice needed for dispute between Landlord/Tenant
 
Hi,

My colleague has a basic disagreement between his flatmate (landlord).
His side: too much noise late at night, or early in the morning on the weekend
Her side: You can't move out without giving more notice (gave 30 days instead of 60)

Background: He several times has approached his flatmate/landlord about the noise like loading the dishwasher late at night (his room is right across from the kitchen, and there is no door to the kitchen, there are hardwood floors in an old building so noise carries into his room). Nothing has changed over a period of months. Even the flatmate/landlord has admitted in the past, when her daughter stayed in that room, it was noisy at night from the noise in the kitchen.


Any recommendation for an attorney with knowledge about basic contracts, rights of landlord/tenant?
Does Zurich have a "small claims court" where these disputes are mediated/reviewed?

There are plenty of threads on this forum about noise in flats and problems with landlords.

Its best to have the tenant write formal emails with letters to leave a precedent. Also if he gives 30 days notice it is not a situation which puts him in jeopardy(the noise), he should stick to the 60 days notice.
