Buying a flat but may rent it in a few years - can you do this?

I am looking to buy a flat (in Aargau Canton), which i will occupy, however if i leave Switzerland I am planning to rent it out. I was just told that someone was about to buy a flat in Zurich but was told if they left Switzerland they could not rent it out, and would have to sell it by law. Is this true? Or does it depend on the number of years you occupied the property; your permit status; the canton? (I have a B permit).
