How can I find out about newbuilds in Zuerich coming up for rent??

Hi All,

My move is now only a month away, and even armed with a swiss wife (she has been in London with me for 8 years) it really does seem as difficult as i had feared to find something good to rent - and then when you do, the competition is unbelievable!!

We have the slight advantage that we are not under any burning time pressure as we can stay with my in-laws indefinitely (who are actually pretty cool) but clearly this isnt a long-term solution. Besides homegate etc are there any property developers sites where one can find out about newbuilds due for completion?? That way we could reserve one for later this year and stay with her folks. Ideas?

Pick an area you fancy living in and wander around it looking for new buildings. Write the name and phone number down of the builder and give them a ring.

Most of the new builds seem to get bought and then rented out later....so it can be pretty difficult to find out who is going to be doing the eventual renting.
Your best bet is to speak to the builder and get info from him.

i'm sorry, i can't reconcile the two statements.

you can try contacting the developers but that would normally to buy. it's can be really difficult without connections, as with the right connections you hear of new developments before they break ground. if you have relatives there, maybe they can spread the word that you're after something and maybe they can get something through their local connections?

Hi can tell you what we did: we drove around the city with our vespa, looking for cranes => we found our brand new apartment!
...but it took 17 months

It lists all the new builts coming up in Switzerland - however, you'll need to check out each project and see if there is a rental option. Most of them are up for sale first but there are definitely some up for rentals, like this one in Seebach:

Summerrain's site suggestion is great, they also have things to buy on there. If you don't mind aeroplane noise, there's a new development in Glattpark where I know that they will be starting to rent out flats in January, don't know the exact date though. It's not strictly speaking in Zurich but a lot of people are fixed on the Zurich name tag when in fact places like Adliswil or Opfikon / Glattbrugg are pretty close without the exuberant price tag and excellent connections into the centre of town.

My concern is that if you rent a new place, rents are tip top, queues are long, and when you move out there is no excuse for leaving it anything but like new. Especially a problem if you might acquire pets or kids. Apart from that, at least you wife should be able to understand the contract, and you do get a nice new home.

My tip for a quick move in to your dream apartment, is to have a homegate search setup for that block postcode, even though all are taken, and when the perfect tenant gets it and re-lists it after a month due to a relocation (always happens in a large block), save blank copies of the generic form for that agency/block, insist on the phone you want it, you know what the flats are like inside, you have the forms all filled and deposit ready, agree to earliest take over, done deal within 2 hours of listing before anyone else sees the apartment, the tenant is telling people they are best case second in line to a Swiss who can move in immediately.
